How You'll Add Value
The Project Manager is responsible for driving the coordination and successful delivery of commercial construction projects. This role includes project scheduling, financial management, communication, team collaboration, and supporting pre-construction activities. The Project Manager will report directly to a Partner and collaborate closely with the firm's Partners, Field staff, and Field leadership.
How You'll Get it Done
Project Coordination and Delivery
- Develop, monitor, and update project schedules to ensure timely completion.
- Collaborate with the Project Leadership to initiate project start-up activities, including team assignments.
- Manage subcontractor/vendor scope review, buyout, and project award.
- Oversee work progress, ensuring alignment with plans, specifications, and quality standards.
- Facilitate the project close-out process, including punch list completion and final financial reconciliation.
Financial Management
- Monitor the project's financial position, including change order status, cash flow projections, monthly requisitions, and cost-to-complete estimates.
- Ensure the efficient processing of change estimates and change orders, maintaining accurate contingency reporting.
Project Communication
- Act as the primary point of contact for all project communications.
- Establish effective communication methods and norms for the construction team.
- Coordinate and lead regular Owner-Architect-Contractor (OAC) meetings to discuss progress and resolve issues related to budget, project scope, and timelines.
Team Collaboration
- Monitor and enforce jobsite safety and quality standards, ensuring compliance with codes and work standards.
- Address subcontractor issues related to manpower, schedule, and quality.
- Review and process trade contractor payment applications.
- Collaborate with the Superintendent to ensure subcontractor compliance with the Safety & Health Program.
Estimating Support
- Assist in pre-construction activities, including budgeting, estimating, and project schedule development.
- Maintain professional relationships with Owners, Architects, and Engineers to support business development efforts and secure new projects.
Team Building and Development
- Participate in the recruitment of Assistant Project Managers (APMs).
- Provide continuous coaching and feedback to APMs and other team members.
- Support the training and development of APMs and other team members.
What You're Bringing to the Table
- Bachelor's degree in construction, structural design, engineering; or commensurate work experience
- 5+ years of experience in the Construction industry, including project management
- 3+ years of experience managing construction project financial controls and project schedules
- Proficiency in reading and understanding plans and specifications
- Proficiency in Microsoft Office, Procore, and construction accounting software (Sage 300 and Timberscan)
- OSHA 30 certification is required within 60 days of hire
- Ability to successfully pass a background check
